North 6th Street

rePLACE Urban Studio was the design architect for this mixed-use building in the heart of Williamsburg, Brooklyn. The 7-story project will contain 9 residential units above ground-floor retail. 

The neighborhood of Williamsburg is a very competitive real estate market. For the design of this building, rePLACE had to balance the desires of retail tenants, who generally prefer to inhabit the existing rustic warehouses; the future residential tenants, who are increasingly demanding open layouts with ample outdoor space; and the as-of-right zoning with its strict street wall location and parking regulations. Key to the project’s economic viability was to maximize retail square footage, which led to an innovative core and egress stair solution that took advantage of the adjacent tax lot - all within the highly proscribed constraints of the building code.
